A short sale is not a discount listing

It is a negotiated transaction in which the lender must approve receiving less than the full amount owed.

That typically means coordinating the listing, buyer’s contract, hardship materials, payoff information, title issues, valuations, lender communications, and closing requirements.

The earlier the file is organized, the less likely the homeowner is to lose time correcting avoidable gaps.

Do I need to be behind on payments?

Not necessarily. Lender requirements vary, and hardship, property value, loan balance, and timing all matter. Early review usually preserves more options.

Can I sell after a foreclosure case is filed?

Sometimes, but the court and sale timeline must be evaluated immediately. A listing does not automatically stop a foreclosure proceeding or scheduled sale.

Does PatchRE buy houses?
